Residential Premises and Property Management Disputes:

We have a dedicated team of residential property specialists (covering both contentious and non-contentious issues), who act for a significant number of residential and commercial landlord clients based in London, Surrey and across the UK. We also act for managing agents, right to manage companies, lessees’ associations and individual landlords and tenants of long and short leases.

We work with landlords, managing agents and residents’ committees to provide solutions to their property management issues, including:

  • obtaining recompense for mismanagement
  • negligence/fraud by former managing agents.

In most cases, we aim to work with lessees to resolve issues they may have with the management of the building. In cases where individual lessees maintain an unreasonable position, we adopt an assertive approach in taking proceedings before the Courts and Tribunals.

Where the lessee has failed to pay service charges or committed other breaches of covenant, we are usually able to recover our legal fees from the lessee, so often our services are provided at little cost to our clients.

Land Disputes

In addition to our extensive experience of residential landlord and tenant disputes, we are also able to advise you in respect of all other land related matters be they boundary disputes, neighbour disputes, rectification of title, claims of adverse possession, easement claims, restrictive covenants, claims for a beneficial interest in property, property fraud or mortgage fraud.

1954 Act lease renewals, property management to increase asset value, possession and arrears claims, unlawful occupiers, breach of covenant, dilapidations, consent to assign/underlet, validity of notices, peaceable re-entry, distress, rent review, fraud, professional negligence, school sites reverter, disputes concerning sale or option agreements, overriding leases, guarantors and original tenant liability, mistakes in documents and rectification, nuisance, construction claims, debt recovery, insolvency advice and proceedings, enforcement action and boundary disputes.
