Conveyancer’s fees and disbursements

 

  • Our fee between £800 and £3,000 (average £1,494) (per figures for transactions completed in 2017/18, acting for individuals)
  • H M Land Registry fees £20 (estimated)
  • Electronic money transfer fee £50 (per transfer)
  • VAT payable @ 20% on legal fees and money transfer fees

 

Disbursements are paid to third parties, such as the Land Registry, which we pay on your behalf.

 

Stamp Duty Land Tax

 

The amount payable depends on the purchase price of your property and other factors.  You can calculate the amount you will need to pay by using HMRC’s website: (https://www.tax.service.gov.uk/calculate-stamp-duty-land-tax/#/intro)

 

An estimate of the total costs and disbursements will be provided based on the price and other factors notified to us.

 

How long will my flat sale take?

 

There are so many variable factors, most outside the legal framework of the transaction, that this is a difficult question to answer.  It is unlikely to be completed within two weeks of the issue of the draft contract, or more than a year later.  However, we are now recording this information on a case by case basis, and will upload it to this website when sufficient data is available.

 

A broad outline of the work involved

 

A broad outline of the work we will be doing for you is as follows:

 

  • obtaining information about the transaction from you
  • checking the title to the property and preparing draft documentation
  • supplying information about the property to your purchaser’s solicitors
  • obtaining information from the freeholder or managing agents
  • dealing with enquiries raised by the purchasers’ solicitors
  • agreeing the terms of the contract for the sale
  • when all is ready, exchanging contracts on the sale - this is the stage at which you are committed to the sale.  (We will of course synchronise the sale with any purchase should this be applicable);
  • redeeming your mortgage
  • obtaining the sale price from your purchasers’ solicitors on the completion day
  • discharging the estate agents’ commission account (if applicable)
  • accounting to you

  • Completion of Stamp Duty form £50

  • on the completion day, paying for your new property
  • notifying the landlord or managing agents of your purchase
  • registering your ownership of the property at HM Land Registry (which may take some time, although this makes no difference from your point of view) and we will let you have a copy of the certificate of ownership when finalised.

REMORTGAGE OF RESIDENTIAL PROPERTY

 

 

 

Our fees cover all of the work required to complete the remortgage of your home.

 

Conveyancer’s fees and disbursements

 

  • Our fee between £500 and £1,050 (average £704) (per figures for transactions completed in 2017/18, acting for individuals)
  • Search fees £350 (estimated) if required by your lender
  • H M Land Registry fee up to £910 (depending on the amount of the loan and other factors)
  • Electronic money transfer fee £50 (per transfer)
  • Completion of Stamp Duty form £50 (not normally required)
  • VAT payable @ 20% on legal fees, some search fees, money transfer fees and Stamp Duty form fee

 

Disbursements are paid to third parties, such as the Land Registry, which we pay on your behalf.

  • registering the transaction at HM Land Registry (which may take some time, although this makes no difference from your point of view) and we will let you have a copy of the certificate of ownership when finalised.
